Draft Development Framework prepared for Land south of Pitronnerie Road, St Peter Port

A draft Development Framework has been prepared and is now open for public consultation for a potential residential development on land to the south of Pitronnerie Road, St Peter Port. Once finalised the framework will provide planning guidance on how the site could be developed to meet local housing needs, as well as guidance on the provision of open space, access and highway arrangements, biodiversity and landscaping.

The site lies within the St Peter Port Main Centre Outer Area as defined in the Island Development Plan (2016). It covers an area of approximately 1.6 hectares (9.9 vergées).

The number of dwellings that can be provided on the site will depend on the design response to the constraints of the site, taking into account the need to provide sufficient open space, and on the size and type of dwellings needed to meet current housing requirements. This will be determined at the point of planning application based on the most up-to-date evidence available. However, as an initial estimate, the number of new dwellings but could be between 48-88.

The Development & Planning Authority is now inviting comments on the draft Development Framework by e-mail at planning@gov.gg or in writing to the Authority over the next four weeks. All responses, either for or against, should include reasons for why this view is held and should be received by 5pm on 2 November 2021.

Following consultation, the comments received together with the documents will then be considered by the Development & Planning Authority. If approved by the Authority, the Development Framework will become Supplementary Planning Guidance and will be taken into account when considering development proposals for the site.
