Land at Route Isabelle, St Peter Port (DF/2017/2190) - Draft Development Framework

A Draft Development Framework has been prepared by the Planning Service for a potential residential development on land at Route Isabelle in St Peter Port parish. The site is situated some 80m from the junction of Route Isabelle with Le Foulon and is opposite Le Foulon Cemetery.

The Draft Development Framework has been prepared to provide planning guidance on how the site might be developed. The site is located within the St Peter Port Main Centre Outer Area. The site is not designated as a Housing Allocation Site and therefore Island Development Plan (IDP) policies state that the site could in principle be developed for a range of alternative uses. This Development Framework has been prepared to guide residential development, but does not in itself preclude the submission of planning applications for other uses. The site covers an area of approximately 0.36 hectares (2.2 vergées).

The purpose of a Development Framework is to provide broad, comprehensive and practical guidance on how policies in the IDP will be applied to a site and contains an appraisal of the wider area and site.

The Development & Planning Authority is now inviting comments on the Draft Development Framework document by e-mail at planning@gov.gg or in writing to the Authority over the next four weeks until the 13th April 2018. Following consultation, the Draft Development Framework together with any comments received will then be considered by the Development & Planning Authority. If approved by the Authority, the Development Framework will become Supplementary Planning Guidance and will be taken into account when considering development proposals for this site.

The Draft Development Framework can be accessed via the States of Guernsey website at https://gov.gg/planningpolicy on the 'Development Frameworks' page. Hard copies of the Draft Development Framework are available to view at the Planning Service Reception at Sir Charles Frossard House, La Charroterie, St Peter Port.

All responses and comments should be received by 5pm on Friday 13th April 2018.
