The Development Framework for a potential residential development at Camp Dolent, Tertre Lane, Vale, has been approved by the Development & Planning Authority.

The Development Framework provides planning guidance on how the site might be developed by setting out how policies in the Island Development Plan will be applied to the site. The site is within the Main Centre Outer Area where residential development is supported in principle.

As a draft Development Framework there was a four week public consultation period and a considerable number of responses to the draft were received from a range of consultees including States Committees/Agencies, States Deputies and the public. The main concerns focused on:

All of the matters raised were fully considered by the Authority and a number of amendments were made to the draft in response to the comments received before the Final Framework was approved. In this respect, following a review of current evidence regarding the mix and type of housing required and taking into account the character of the surroundings, the anticipated density range has been reduced and it is subsequently anticipated that the site could provide between 8 and 12 dwellings.

The Planning Service would like to thank all respondents for their interest and engagement in the preparation of the Development Framework. The Development Framework together with the 'Report of the Consultation Responses to the Camp Dolent Draft Development Framework' can be accessed via the States of Guernsey website at www.gov.gg/planningandbuilding on the "Development Frameworks" page under the "Policies & Conservation" heading or copies of the Development Framework are available to view at the Planning Service Reception at Sir Charles Frossard House, La Charroterie, St Peter Port.
